LOL the description of housing lawyers as “white shoe lawyers.” Or middle class professionals w/ options claiming to have more knowledge & legitimacy on the most severe & longstanding housing needs. Would go a long way if we all have a little more respect & humility.

Its not specific to YIMBY NGOs. Most foundations dont like to fund activities deemed too political or controversial. Even the most progressive foundations shy away from funding Fair Housing or Housing Mobility action despite a compelling evidence base. And that was before MAGA’s anti-“DEI” crusade.

If I recall correctly, the Mt Laurel saga kicked off when an elected official told long time Black residents of the town something like “Maybe you just cant afford to live in our town.” Some attitudes are painfully slow to change. Hence the need for mandates & enforcement.

Its possible to be pro-supply & social justice oriented while having a healthy skepticism of the unfettered market. Fair Housing orgs originated the fight against exclusionary zoning & housing advocates lead on production of Affordable Housing. YIMBYs didnt discover the housing crisis or solutions.

Interesting that this study involved a mixed income condo building built w/ substantial public support & having a high percentage of income restricted units. (Although the income targets up to a 140% of AMI, very high by mainland US standards).

Most women have heard worse—from junior high school boys. I’m sure she can take it. But behavior so continually below anybody’s standard cant be tolerated so blithely by SCOTUS, Congress, clergy or business or military leaders. It degrades the office he holds & the nation that put him there.

It produced >7000 units & growing to cost city >$37M/yr. But missed opportunity to include >1000 affordable homes, to get family housing, to drive investment where needed or other policy goals. We now have a non-waivable IH law paid for w/ IH tax credits. Time to refocus incentives!

They also built almost all those studio/1BR units in the already hot White L n-hoods like the harbor—-all w/Inclusionary waivers. Purpose of “incentives” is to develop what & where not already most desired or profitable. But the 2017 Citywide MR Rental tax credit replaced a more geo-targeted one. 3/

Clear lesson here for Baltimore which provides lucrative tax subsidies for new market rate apartments. Developers responded w/ thousands of new studios & 1BR. But the city continued to lose population as gains in # of single households failed to offset continued loss of children & their families.

You’re correct that IZ has other (arguably more weighty) purposes than maximizing market rate production (i.e. integration, AH production). Regardless, the evidence supporting the claim that IZ suppresses production is remarkably thin & discounts cities w/ that have IZ & strong production.

Do you have this disaggregated and/or mapped by tract or neighborhood? It seems that growth and loss are not evenly distributed across the city. The number of vacant rowhouses & lots can continue mount while big apt complexes are built & occupied in the White L.
