I’m nowhere near rich enough to buy a detached home, of course. Those start at $2 mil still even in this buyer’s market. My husband are lucky t be financially stable, but those are for the very wealthy.

The most important part of social mixing imo is at the school catchment level, not at an individual building level. And even then a MF building is already much more diverse (1 br vs 3 br is usually very different income) compared to a SFH.

Income mixes are already diverse in areas where MF housing is allowed. Where poorer people are gated out of are lower density zones. Adding costs to MF housing does nothing to help break down those barriers and achieve healthier income mixes.

I’m not seeing the deal at all. Slowing MF housing production raises market rents overall, all else equal, and encourages production toward lower density forms (aka sprawl). And it doesn’t even really help with integration.

Perhaps more importantly, afaik there have been ZERO tax incidence analyses by proponents, which is concerning. I get that it’s structured differently from most taxes, but ultimately it’s paid by someone.

It strikes me as a terribly regressive tax exempting the most luxury goods (SFHs).

Personally, I think the idea that “adding a cost to a specific (non-luxury) good does NOT impact production” is rather preposterous, and the burden of proof should lie on those suggesting it.

I’m glad you’re careful, and I’m sorry that happened to you. I’m hyper vigilant too, and yet I’m endangered often. And honestly we should not have a car-centric culture where pedestrians have to by hypervigilant! We’re not in a war zone!

I made eye contact and was very sure to keep my dog on a super short leash because they weren’t slowing down. I’m always terrified that they’re going to run over my dog.

They knew I was there, I’m pretty sure they’re either ignorant about right of way on unmarked crosswalks, or just don’t care

It’s honestly exhausting to see this happen literally every single time an advocate says anything that isn’t a perfectly efficient next step toward a desired result. How about we treat fellow advocates as people, not solely as pawns for political outcomes

You’re getting pushback because you’re coming across as weirdly unsympathetic to the people being endangered by reckless drivers, but sympathetic to the loss of licenses (yeah, sure, in a car-centric society so that actually is a consequence)
