I also think this is a genuine false dichotomy — if you add small apartments to a city like DC, that frees up family sized homes that are currently occupied by unrelated groups of roommates.
Even accepting his premise that the real shortage is in larger units (I think @ebwhamilton.bsky.social has made a strong case in the past that this is not true), this analysis just seems incorrect. Many of the policies in the first paragraph *would* promote family-sized units!

Yes genetics makes a big difference. I study and teach genetics. What people don't understand is that environment makes a bigger difference and in particular the effects of wealth (aka Monies) on traits such as educational attainment and income.

I don't understand Harden's point. If a wealthy family adopts a kid from a poverty-stricken family (at birth), will the adoptee's educational attainment resemble his adopted parents or his birth parents?
