Celebrating this project is annoying, a shiny object. Instead they could have followed their capital plan to connect the PATH to the Airport, serving loads more travelers and employees. This would have improved a critical regional connection between the airport and Newark, Jersey City, and NYC.

We did the math on Solomon’s affordable housing plan so you don’t have to.

Unfortunately, it provides very little affordability or housing for homeowners and renters alike and could raise property 22% by forcing the city to subsidize all new development.

Solomon's affordable housing plan basically abolishes by-right zoning in JC. Every single big building will be subject to a city council vote on a PILOT in order to make it financially viable. There will be shakedowns for more parking and scaling down plans, as well as opportunities for corruption.

We should be building this stuff in NJ. Traffic is awful, trains are overcapacity and poor air quality is making us sick. @mikiesherrill.bsky.social we’re just wasting lots and lots of money demolishing an expressway and rebuilding it just to add a lane - which will just make traffic worse!

Just imagine @mikiesherrill.bsky.social, what we could accomplish if we ran frequent service, expanded service to the Ironbound and Newark Penn, fix PATH, improve bus service - then we won’t need to waste billions to demolish a highway & rebuild it just to add ONE lane of traffic.
Analyzing raw ridership is useful but ignores service levels; so I charted transit rides per service hour & discovered JC has the most productive US rail line, NJ should expand HBLR & run it more instead of building highways!

Also I knew Denver’s LRT was ineffective but still surprised it’s last

Another parking lot finally bites the dust. 680 homes & retail on just half the parking lot at 242 Hudson St. 68-story tower. The other half is destined for another apartment building.

This project was stalled for almost 5 years.

This is why I’m concerned about pretty much all JC mayoral candidates’ housing plans.
“Inclusionary zoning” is one of those policies that sounds great at first but then when you look at the actual impact it ends up just being a massive tax on new apartments that exempts single family homes, accomplishing the exact opposite of the intended effect

NJ is having a primary right now - and there are still a lot of candidates who are staying quiet or supporting the Turnpike Expansion.

This is an $11B project to DOUBLE the size of a highway. The next governor will decide if this is how NJ residents money should be spent.

This is an exciting project, should it materialize.

But @3underscores.bsky.social sent me down a rabbit hole around why there’s so few 3-br’s in modern apartment construction. I honestly thought it was mostly market dynamics at play, but had no idea how difficult code/zoning has made things.
This project is 100% income-restricted, but technically violates the standards of Jersey City's Inclusionary Zoning Ordinance because it doesn't have 3-BR's. I'm guessing they realized just how impractical it is to put 3-BR's into a highrise under US building code.
